Import premises without losing the unknowns.

Start from the blank template. The import supports up to 200 rows including duplicates, with a hard cap of 100 distinct premises after deduplication. It reads UTF-8 comma-separated files with quoted fields and embedded newlines.

Rights before analysis

Record the source name, licence or contractual permission, a reference, attribution, database obligations, retrieval and any retention expiry. Confirm independence from Google. Grant each permitted destination explicitly: analysis, PDF, CSV, map and saved JSON. The interface blocks unknown, expired or unpermitted lineage. This is an operator rights record, not an independent legal assessment.

Load the sample only for invented premises. Clear the sample before supplying an independent CSV. No client uploads are sent to a server; export files may contain the imported records and must be handled under their source agreement.

Columns and allowed values

property_id, address, unit

Required headers. Property ID and address must be populated. Keep each unit separate; use an empty unit only when no unit identity is supplied.

suburb, latitude, longitude, coordinate_provenance

Use independent EPSG:4326 decimal degrees. Missing coordinates remain provisional. Out-of-pilot locations are not scored.

floor_area

Positive square metres; blank is unknown.

quoted_rent, rent_basis

Numeric quote or POA. Basis: annual, monthly, weekly, sqm_year or poa. Weekly ×52, monthly ×12, sqm_year ×area. POA is missing, never zero.

tax_treatment, outgoings_tax_treatment

exclusive, inclusive or unknown. Inclusive amounts use the explicit 10% GST normalisation assumption; unknown tax treatment withholds normalised values. Consult the supplied quote and appropriate adviser for actual tax treatment.

annual_outgoings, fitout_cost, ready_months, parking_spaces

Non-negative numeric values or blank. Outgoings stay separate from rent, incentives and tax.

availability_status

available, unknown or unavailable. These are supplied claims; the app does not confirm availability.

permitted_use, permitted_use_notes

confirmed, unknown or prohibited; include the source basis. A map zone is not clinic-use approval.

accessibility

ground, lift, unknown or inaccessible. Ground means confirmed step-free ground access, not merely a ground-floor listing.

frontage

confirmed, none or unknown. Mapped road proximity does not establish visible frontage.

retrieval_date, last_verification_date

YYYY-MM-DD, no future dates. Facts older than 30 days are provisional in this initial policy.

verification_reference, source_url

Document or contact reference supporting the supplied verification date; optional http/https source URL. Source rights still need a separate record.

lease_term, incentives, analyst_notes

Plain text. Incentives are recorded but never silently deducted from annual base rent.

synthetic

true or false. Independent imports require false; synthetic fixtures cannot be mixed with them.

How the shortlist works

Address plus unit identifies duplicates. The most recent supplied verification record is retained; conflicting material facts are flagged provisional. Eligibility is assessed before ranking. Missing rent, use, access, timing, verification or required costs remain provisional. Unavailable stock and hard-constraint failures are excluded.

Fresh catchments are calculated around each valid property coordinate using the same independent inputs and kernel as the first clinic. The 20-anchor market benchmark stays fixed before property eligibility filters. At most ten premises are shortlisted and up to three get detailed report pages. Fewer or zero qualifying premises is a valid result.

“Meets supplied brief” means the supplied fields pass these checks. It does not mean the premises have been independently verified or the clinic will succeed. Review source dates, operation, planning/use, access, frontage and full lease terms before any commitment.

Money and source references

All normalised costs are Australian dollars, excluding GST. Known occupancy subtotal = base rent plus known outgoings; missing outgoings remain visibly incomplete. Financing, fit-out amortisation, incentives, tax recoverability and rent escalations need separate review.
